What to know before taking a home loan in the Philippines

A home is usually the biggest purchase a Filipino family makes, and the monthly payment is only one part of the cost. The down payment, closing costs, insurance and repairs all need cash, and the loan runs for many years.

This calculator shows the amortization for any price, down payment, rate and term. It also estimates the cash you need before move-in and the income that supports the payment, which helps you set a realistic price range before you visit a model unit.

To test whether buying beats renting, use the rent vs buy calculator. For other borrowing, see the loan amortization calculator, and compare banks on the BDO and BPI pages.

Frequently asked questions

How is a housing loan monthly payment computed?
The payment depends on the loan amount, the monthly interest rate and the number of months. This calculator uses the amortization formula that lenders use for a fixed rate, and the result excludes insurance and any rate change after repricing.
What interest rate should I use?
Use the rate in your offer. Pag-IBIG and banks set rates by loan size and by how long the rate is fixed, and rates change, so the example value is only a placeholder.
How much income do I need for a housing loan?
Lenders commonly want the monthly payment to stay near a third of household income. The calculator divides your payment by the share you enter to show the income that fits.
What cash do I need besides the down payment?
Expect closing costs such as taxes, registration, notarial and processing fees, and sometimes insurance. A rough 5 to 8 percent of the price is a common planning figure, so confirm with the seller or lender.
Does a longer term make the loan cheaper?
It lowers the monthly payment but increases the total interest. Compare terms and consider extra payments when your budget allows.
